Property Loss Prevention Reports

HPR Report Cover

Upon completion of the Loss Prevention Inspection, our engineers will generate a custom-formatted report detailing all aspects of the evaluation. The report will include general and specific descriptive information about the facility as it relates to property loss prevention and control. This is generally known as COPE information, which is an acronym for Construction, Occupancy, Protection and Exposure.

Construction details would include building wall, floor and roof construction information, dates of construction, building dimensions, total facility square footage, protection against natural perils (i.e., adequate roof cover securement for windstorm exposure, adequate live and dead load design for roof structures, etc.), building interior compartmentalization, fire walls/doors and other barriers, etc.

Occupancy details would include normal facility working hours and days, types of products manufactured, process flow data, type and amount of production equipment, storage details, hazardous materials, electronic data processing areas, information regarding incoming water, natural gas, electricity and other utilities, heating equipment and fuel train details, etc.

Protection details would include information regarding the various automatic sprinkler systems and the percentage of the facility protected, water supply (including fire pumps) details and test data, fire detection and alarm information, private fire brigade or emergency response team details, public fire department type and location, site security, etc. Also included is the available protection against natural perils such as lightning, flood, windstorm, collapse, etc. Each protection component would be closely evaluated to determine if the available protection is adequate for the given conditions.

Exposure details would include all exterior exposures to the subject property such as nearby structures, yard storage and sheds, woodlands, mudslides, sinkholes and other miscellaneous exposures. Also included would be certain environmental exposures such as asbestos insulating materials or PCB contaminated transformer oils.

Each report includes a comprehensive Recommendations section. Recommendations are made for all instances where the protection available is not sufficient for the given conditions or when loss control programs do not meet industry standards. In many cases, several options or protection alternatives are offered, so that a facility may choose the action plan most suited to their needs.

A Comments section is provided for each recommendation to help explain the severity and need for the recommendation as well to record the facility’s response or proposed action plan. In most instances, the applicable code or standard is listed in this section for easy reference.

The reports also include a Grading Chart which rates the facility as it compares with similar occupancies in several key HPR categories. The ratings are also based upon industry standards and codes. For those categories with low ratings, appropriate recommendations will be generated.

Each report is also provided with a detailed Maximum Foreseeable Loss (MFL) / Probable Maximum Loss (PML) Analysis and Normal Loss Expectancy Estimate. These will be completed using industry standards and the reported property values for the given location. Potential business interruption (BI) is also evaluated from an interdependency and contingency standpoint. Critical sole suppliers will be identified as well as internal bottlenecks. Recommendations to minimize these exposures will be made using a common-sense approach.
